01 / Four high-rise scaffold configurations

Which type for which job.

Independent scaffold

Free-standing scaffold rising from ground to work height, tied back to the facade at specified intervals. Default choice for most facade work when ground access is available and footprint is permissible.

Putlog scaffold

Scaffold tied into the facade with putlog tubes bearing into wall pockets. Lighter structure, less material, but requires facade capable of accepting putlog loads.

Suspended scaffold (hanging scaffold)

Platform hung by wire rope from a rooftop structure (parapet, davit, or outrigger beam). Used when ground access is not available or facade work only needed on specific levels. Common for facade cleaning and repainting.

Cantilever scaffold

Scaffold projecting horizontally from mid-level of the building, tied into the building structure. Used for extensions, canopy repair, or work beyond the building footprint. Requires PE sign-off.

02 / Common high-rise applications

Seven use cases.

  • New-build facade construction: cladding installation, window installation, external finishes on new high-rises.
  • Facade cleaning: glass cleaning, aluminium panel cleaning, pressure washing on condominium and commercial towers.
  • Facade repainting: external painting of condominium blocks, strata management repaint cycle.
  • Facade repair: cracked rendering repair, tile re-fixing, waterproofing repair.
  • Signage installation: rooftop billboards, LED facade displays, logo installations.
  • HVAC and services installation: external AC unit installation, chimney vent installation, lightning protection system installation.
  • Facade retrofit: energy efficiency retrofits, overcladding, facade modernisation.
03 / PE certification for high-rise

Mandatory above threshold.

Scaffolds on high-rise work almost always exceed the statutory height threshold under BOWEC Regulations 1986 and therefore require PE sign-off. Our full service bundle includes BEM-registered Professional Engineer design review, calculations, approved drawings, and Form of Approval per BS EN 12811 and NASC TG20. For cantilever and suspended scaffolds, specific additional calculations covering lateral support, counterweight, and anchor design are required.

04 / DOSH inspection cycle

Weekly plus exceptions.

Scaffolds in continuous high-rise use require weekly DOSH-compliant inspection by competent person with green tag affixed. Additional inspections after high-wind events, after modification, and before any high-load activity. Our DOSH-certified competent person service handles this on an open contract covering the scaffold life.
