- Heavy-load platform requirement: manufacturing buildings, warehouses, and process plants impose high static and dynamic loads on the platform. Geotechnical design has to satisfy higher bearing capacity and lower settlement targets than commercial / residential.

Heavy-load platform creation
Cut and fill to create factory pads with high bearing capacity. Controlled engineered backfill, ground improvement where founding is soft (preloading + vertical drains, deep mixing, stone columns), MSE walls (StrataGrid via Starwall) or RC cantilever walls around the platform perimeter. Perimeter retaining walls between plots
Tall retaining walls (3 to 12 m height typical) between adjacent factory plots, between plots and access roads, between plots and external infrastructure (drains, power easements, gas pipeline rights-of-way). Designed for industrial-loading conditions (heavy truck surcharge, dynamic loading).
Industrial access road slope
Cut and fill stabilisation on internal estate roads carrying heavy plant. Soil nailing on cut slopes, MSE retaining on fill embankments, drainage to handle stormwater plus run-off from adjacent factory pads. Coordination with estate-level drainage scheme.
Drainage management for chemical / petrochemical sites
Process drainage separated from storm drainage (per DOE Environmental Quality Act). Chemical-spill containment integration with slope drainage. Sub-horizontal drains for slope groundwater control behind process plant retaining walls. Stainless steel hardware where chloride or process-chemical exposure.
Post-occupancy distress remediation

What changes on industrial sites.
- 50+ year design life: permanent industrial buildings have longer design life than commercial. Double Corrosion Protection (DCP) on permanent soil nails and ground anchors where aggressivity requires. Hot-dip galvanised + epoxy or DCP on hardware. Stainless steel where chloride-aggressive.
- Soil aggressivity testing: BS 8006-2 Annex C panel of tests (pH, resistivity, chloride, sulphate, redox) on representative soil samples. Drives corrosion protection class for permanent works. Standard on coastal and petrochemical sites.
- Heavy-load design: retaining wall design includes industrial-truck surcharge loading (40-ton container truck plus dynamic factor), heavy plant point loading where mobile cranes operate adjacent to the wall, and seismic loading where applicable.
- Phased delivery: industrial parks typically build out in phases. Slope and retaining scope phased to match infrastructure delivery (roads first, then plot perimeter retaining, then factory pads).
- DOE / environmental compliance: environmental controls during construction (silt traps, sediment ponds, dust suppression). Coordination with developer's DOE consultant on environmental management plan (EMP) compliance.
