Worked example 4

Emergency post-failure remediation.

Scenario. Active slope distress on hillside development. Crack opening, paving settlement, evacuation of 2 affected units. 24-48 hour mobilisation. Stage 1 emergency stabilisation pending permanent works design.

Worked example 5

Monitoring-only engagement (no immediate works).

Scenario. Hillside township JMB has identified concerns on common-area slope after recent monsoon. Engineering inspection indicates monitoring rather than immediate intervention. 2-year monitoring engagement to verify stability and provide early warning.

ItemQuantityCost (RM)
Baseline geotechnical inspection + report1 inspection24,000
Inclinometer installation (3 boreholes at 20-30 m)3 instruments78,000
Piezometer installation (4 standpipes)4 instruments32,000
Optical survey monitoring points (12 reference markers)1 set18,000
Monthly readings + quarterly summary report (24 months)24 months72,000
End-of-engagement final assessment report1 report18,000
Indicative engagement totalRM 242,000

Programme. Baseline inspection within 2 weeks of instruction. Instrument install 3-4 weeks. Monitoring period 24 months. End-of-engagement report within 4 weeks of final reading.

This engagement format is the most cost-effective approach for many JMB and MC slope-safety governance cases. Where monitoring confirms stability, no intervention is required and the engagement closes. Where monitoring reveals progressive distress, the data supports a fully-informed intervention design at substantially lower cost than reactive post-event response.

Use this responsibly

How to apply these numbers.

  1. Budget benchmarking and feasibility. Use the worked examples and unit rates to size your budget envelope. Confirm whether the project fits financial capacity before committing to a full design programme.
  2. Cost sense-check on quotes received. Compare quotes you receive from contractors against the indicative ranges here. Quotes materially below the low end warrant scrutiny on specification adequacy; quotes materially above the high end warrant scrutiny on scope justification.
  3. Negotiation reference for buyers. Property buyers on hillside developments can reference the post-failure remediation cost (worked example 4, RM 824k to 1.15m for residential scale) when assessing whether pre-purchase intervention cost is reasonable.
  4. JMB and MC reserve planning. Use the monitoring-only example (RM 242k over 24 months) and worked example 1 (residential retrofit at RM 224k) to plan slope-safety reserve allocation in JMB and MC budgets. Both are within the realistic budget envelope for most strata developments.
  5. Do not use as procurement document. The numbers here are not a quote. They are indicative reference. Any procurement decision requires a specific quote based on site-specific scope, current market conditions, and the contractor's confirmed availability and qualification.
