Foundation underpinning in Malaysia.

Infraconcrete provides design-build foundation underpinning services across Malaysia using micropile (primary method), mass concrete piers, jet-grout columns, and ground-anchor tie-backs. We stop differential settlement, carry added load from building conversion, correct scour and ground loss under footings, and transfer load through weak soil to competent stratum. CIDB G7, ISO 9001:2015. Low vibration keeps buildings operational during work. WhatsApp borehole log and settlement photos for same-day engineering review from Petaling Jaya HQ.

01 / When you need underpinning

Six warning signs.

  1. Diagonal / stair-step cracks on brickwork or render, widening over months.
  2. Door and window frames out of square; doors jamming or swinging on their own.
  3. Floor slopes you can see with a marble, or a visible gap between slab and wall.
  4. Exposed footings on one side of the building (indicates ground loss or scour).
  5. Soft, wet, or sinking ground adjacent to the building (indicates subsurface water flow or erosion).
  6. Recent excavation nearby (neighbour construction, drainage work, tree root removal, new basement next door).

The decisive test is settlement monitoring: survey markers at the footings, read fortnightly for 2-3 months. If movement is active, intervention is needed. Send photos to our WhatsApp for same-day initial opinion before you commit to full site investigation.

02 / Four underpinning methods

Pick the right technique.

Micropile (primary method)

150-300 mm grouted small-diameter pile drilled through or beside the existing footing to competent deeper stratum (usually weathered granite grade II/III in hillside Malaysia). Bracket-and-corbel transfers new load. Low vibration, low headroom (3 m minimum), reaches deep competent stratum reliably, can be built in staged sections so the building stays operational. The default for Malaysian underpinning.

Mass concrete piers

Hand-excavated pits down to competent soil (typically 1.5-4 m), filled with mass concrete, bearing new footing onto the pier. Used where competent soil is at shallow depth and headroom allows. Cheapest method when applicable, but range is limited and labour-intensive.

Jet-grout columns

High-pressure grout injection creates in-situ soil-cement columns under the footing without disturbing the structure above. Used where ground improvement (not pile load transfer) is appropriate: soft cohesive soil that can be improved rather than bypassed. More specialist, requires expertise.

Ground anchors (tie-back)

Horizontal or inclined anchors drilled from the structure into stable ground beyond, pre-stressed to apply force. Used when lateral or overturning stability is also a concern (e.g. retaining-wall footings failing by lateral translation).

03 / The design process

Six steps from first call to completion.

  1. Triage call (WhatsApp or phone): photos review, initial opinion on urgency, next-step recommendation.
  2. Site visit + instrument deployment: survey markers, visible crack monitoring, borehole programme if ground data unavailable.
  3. Monitoring period (typically 2-6 weeks): confirm whether movement is active, estimate rate.
  4. Design: method selection, load transfer calculation, construction sequence to maintain building operation.
  5. Install: staged construction, incremental load transfer, ongoing monitoring throughout.
  6. Post-work monitoring (3-6 months): verify settlement has arrested, document for warranty.
