Basement underpinning in Malaysia.

Low-headroom micropile for basement extension, crawl-space conversion, basement habitable upgrade, and lift pit excavation under existing buildings. Our smallest rig operates in 3 m clearance, enabling work inside live buildings during conversion. CIDB G7, ISO 9001:2015. 01 / Four basement scenarios

Where basement underpinning is required.

1. Basement extension on existing house

Owner wants to add usable basement under an existing single-storey or double-storey house (home gym, cinema, storage, wine cellar). Original footings sit on shallow soil above the new basement level and must be transferred to a deeper competent stratum before excavation can proceed safely. Micropile installed around the perimeter + load transfer via brackets.

2. Crawl-space to habitable basement

Older houses with 1.2-1.8 m crawl space being converted to full-height usable basement. Underpinning deepens the footing and converts the crawl space into excavated habitable room while maintaining the structure above.

3. Lift pit under existing building

Adding an elevator to an existing building typically requires a 1.5-2.5 m deep pit at the base of the lift shaft. Underpinning the adjacent footings so excavation can proceed without affecting the structure. Common on older office and apartment retrofits for lift upgrades.

4. New basement next to existing building

Neighbour builds a basement right next to your foundation; your side needs underpinning to prevent lateral movement, settlement, or exposure of your footings. Pre-emptive underpinning is cheaper than remediation after damage.

02 / Why micropile works inside buildings

Four decisive advantages.

  1. Low headroom: smallest rig operates in 3 m clearance, allowing drilling in basement, ground floor, or crawl space. Driven piling cannot work this close to ceiling.
  2. Low vibration: peak particle velocity below BS 7385 limits even at 2-3 m distance. Occupants in rooms above can continue work; precision equipment (medical, lab) can continue operation.
  3. Staged load transfer: underpinning is built in sequential sections (traditional pit-and-pier or micropile-and-corbel), so no sudden stress change on the structure.
  4. Reliable depth: drilled to competent stratum (bedrock or dense residual soil) regardless of what the original footing bears on. This is often the only way to safely deepen a load path.
03 / The construction sequence

Typical basement underpinning programme.

  1. Pre-work survey: existing footing size, condition, loads; depth to competent stratum via boreholes; adjacent structure survey.
  2. Design: micropile layout (typically 1.5-2.5 m centres around perimeter), bracket detail, load transfer method, construction sequence.
  3. Install micropile from inside: typically 15-25 m deep in Malaysian hillside, 200 mm diameter. Low-headroom rig moves on tracks or wheels, drilling one pile per position.
  4. Build brackets / corbels: reinforced concrete transfer element connecting existing footing to pile head.
  5. Progressive excavation: once perimeter underpinning complete, basement excavation proceeds in staged lifts with incremental shoring.
  6. Basement finishing: raft slab, waterproofing, perimeter wall, finishes. This is normally handed to the main building contractor; we complete at the geotechnical interface.
04 / Timeline and cost

What to budget.

Typical residential basement underpinning programme (adding 60-120 m2 basement under existing single or double-storey house): 2-4 months on site after design approval. Mobilisation 2 weeks after award. Perimeter underpinning 4-8 weeks. Excavation and basement construction (handled by main contractor usually) 6-12 weeks parallel. Cost: indicative RM 300,000 to RM 900,000 for the geotechnical underpinning scope only (perimeter micropile + brackets), varying with perimeter length, depth to competent stratum, access, and whether night work is required for occupied building.
